Beachside neighbourhoods, landscaped communities and a city skyline. Dubai offers a broad property landscape; the useful starting point is the way you want to live within it.

THE M GROUP PERSPECTIVE
Begin with the life. Then find the home.
Choose between a villa, an apartment and a development-stage property before comparing addresses too widely. Each creates a different set of questions around access, services, completion and upkeep. Then test the neighbourhood against the journeys and activities that will fill an ordinary week.

YOUR NEXT CHAPTER
Dubai
Choose a place to explore the area and its editorial guide.
Dubai’s tourism guide presents Jumeirah through its beaches, boutiques and restaurants. For a villa search, look at the actual distance to everyday destinations and the privacy of outdoor spaces. Confirm ownership eligibility for the exact parcel rather than assuming one district label tells the whole story.
Downtown’s landmarks, shopping and promenades create an urban alternative to villa living. For an apartment, compare the building’s services and annual charges alongside layout and views. Ask how parking, visitor access and the lift journey work during busy periods.
These locations appear in the existing M Group International collection. Use them to frame a comparison between waterfront aspirations and a community-based search. Judge individual properties on access, privacy, facilities and management, rather than treating a neighbourhood name as a complete specification.

LIFE IN DUBAI
The everyday matters.
Quality of life
Put the daily journey first
Map out the trips you would make most often before choosing a home. Ask how the property supports work, family time and visitors. The right balance of indoor space, outdoor areas and services depends on how you intend to use it.
Food & culture
Explore at neighbourhood scale
Jumeirah’s restaurants and shops and Downtown’s promenades offer different ways to explore the city. Spend time around a prospective home between viewings. Discovering where you would actually meet friends is a useful part of deciding where to live.
Comfort & maintenance
Look beyond the finish
Ask about cooling, shade, glazing and the costs of keeping the property comfortable. For managed developments, understand the service-charge budget and what it covers. For a villa, establish who maintains the building and grounds while you are away.
THE INFORMED BUYER
A considered next step.
Ownership, residence and the realities of looking after a home.
Ownership & due diligence
The UAE government explains foreign ownership in Dubai through designated freehold areas. Verify the exact property’s tenure and eligibility with the relevant authorities and advisers. For an unfinished property, review the registered project, contract, payment schedule and completion obligations.
Taxation & costs
The UAE government states that it does not levy personal income tax on individuals. That does not remove property transaction costs, service charges or possible obligations in another country. Ask for a complete ownership budget and advice relevant to your own tax residence.
Policy & local context
Dubai is an emirate within the UAE, not a separate country. Keep federal matters and local real-estate requirements distinct in the review. Ask advisers to confirm the current requirements for the property, any letting plan and any intended residence application.
Editorial guidance reviewed September 25, 2026. Tax, residence and ownership requirements depend on individual circumstances. Confirm the current position with qualified local advisers before committing.
