Arrange a review of the property documents, title, intended use and proposed agreement with independent local advisers. Portugal’s government provides a purchase-and-sale guide; use it as a starting point for the questions specific to your nationality and circumstances.

Taxation & annual costs

Separate the costs of acquiring the home from the costs of owning it. Ask your adviser to calculate applicable transfer taxes, stamp duty and annual municipal property tax, including any conditions for relief. Do not assume that a residence-related tax treatment follows from buying a property.

Policy & local context

Before making rental income or alterations part of the plan, ask the municipality and advisers to confirm the current rules for that address. The practical question is what the particular home can lawfully accommodate, rather than what another property nearby appears to do.
