The French Riviera is not one way of life. It can mean a morning on foot in Nice, a home near Antibes’ old town, or time spent between a garden and the sea. The first decision is less about prestige than about your everyday radius.

Before choosing an address, decide what you want to reach without a car, how often you will travel, and whether the home should serve a few summer weeks or a much longer chapter. A setting that feels idyllic on holiday may create a different routine in February.

A city by the sea.

Begin here if daily services, cultural life and an urban neighborhood are central to your search. Old Nice, the seafront and residential streets beyond the visitor routes offer different experiences within the same city.

Walk your shortlist at different times. Listen for traffic, inspect the building’s common areas and test your routes to shops and transport. An appealing façade is only the beginning of an apartment purchase.

The peninsula perspective.

Cap Ferrat suits a search led by setting, privacy and proximity to the sea. Yet a peninsula address does not automatically deliver all three: the property’s orientation, road position and access matter.

Compare the actual walk to the village or coast, not only the distance on a map. Ask how the home functions with guests, deliveries and ongoing garden or pool maintenance.

03 / ANTIBES & CAP D’ANTIBES

Town life or a garden retreat?

Antibes’ old-town atmosphere and the more residential setting of the Cap suggest two different searches. Decide whether you want spontaneous walks into town or a home whose outdoor space is the main attraction.

For a villa, put access, parking and maintenance alongside the sea view. For an apartment, understand charges, building works and any rules affecting how you intend to use it.

Energy, with a choice of distance.

Compare an apartment close to central Cannes with a residential setting farther from its busiest streets. Events and holiday activity are part of the location decision; test what your preferred address feels like when the city is busy.

Assess outdoor space, exposure and noise, and ask what the building provides throughout the year. A terrace and a good floor plan may influence daily enjoyment more than the address alone.

Village, beach or countryside.

Think of this as several distinct settings rather than a single destination. Village access, beach proximity and a quieter inland home will lead to different shortlists and different daily journeys.

If you plan summer stays, experience the access route in that season. For longer use, find out which services, restaurants and maintenance contacts remain available when the holiday crowds leave.

What does a normal day look like?

Map a real day: coffee, groceries, a walk, a medical appointment, dinner and the journey home. Repeat it for your guests and family. That exercise often reveals more than a longer list of property features.

Food is one of the simplest ways to discover a place beyond its property photographs. Nice’s Cours Saleya brings market stalls and cafés into the old-town routine; socca, made with chickpea flour, is part of the city’s culinary identity. Antibes’ Provençal market and Saint-Tropez’s Place des Lices offer other starting points for exploring local life.

For a home search, the useful question is practical: can you make that routine part of your own day? Walk from the property to the shops you would actually use, and check their seasonal opening patterns.

The practical Riviera.

Sea views, elevation and privacy can come with steps, slopes or a longer drive. Check the route from street to entrance, the parking arrangement and how easily every member of the household can use the home. Visit at different times of day to understand sun, shade and noise.

For coastal or hillside properties, obtain the property-specific risk information and discuss insurance, condition and maintenance with qualified local professionals. For apartments, read the co-ownership documents and planned works. For renovation projects, confirm permissions before treating an attractive idea as an achievable plan.

Airport access also deserves a real journey rather than a promise based on distance. Test the trip under the conditions in which you will travel, especially if the home will be used for short stays.

Deciding where to buy is only one part of the move. A second-home purchase, a longer seasonal stay and a relocation create different questions. Review acquisition costs, annual property taxes, visa requirements and cross-border tax exposure with the relevant advisers before choosing an ownership structure.
